Andersen, the company awarded the contract to draft the Santa Justa Land Redistribution Project in Seville

By Heidi Maldonado

Andersen has been awarded the contract for drafting, processing, and registering the Land Redistribution Project for the ARI-DSP-02 “Santa Justa” area of the Seville General Urban Development Plan (PGOU). The project is promoted by ADIF-High Speed Rail, which chairs the Compensation Board for the area.

Andersen has experience in urban planning law and land management, as well as extensive experience in drafting and processing land readjustment projects and complex urban development projects. The work will be led by Paloma Angulo, partner in Andersen’s Public and Regulatory practice and head of Real Estate in the Seville office.

“We are especially excited to participate in the development of such an emblematic area for Seville as Santa Justa. This is a particularly important urban development project and a highly complex land readjustment project, in which we will be able to contribute the experience accumulated over years in the management and execution of major urban developments,” said Paloma Angulo.

The Land Redistribution Project will allow the execution of the Special Plan for the Interior Reform of Santa Justa (PERI), which covers more than 118,000 m² and proposes the transformation and requalification of the area surrounding the station to consolidate it as a new urban center, better connected with the city and with a more orderly relationship between railway infrastructure, new developments and public spaces.

The planned development combines residential and commercial uses with new green spaces and public areas, while reorganizing access and mobility around the station. The Special Plan for Urban Renewal (PERI) includes up to 512 homes, at least 258 of which will be subsidized housing, more than 22,000 m² designated for commercial use, and more than 9,000 m² of open space.

The project ultimately aims to reinforce Santa Justa’s role as one of Seville’s main urban and transport hubs, integrating the new buildings and uses with the existing station and contributing to the transformation of a strategic location in the city.
